    A healthy slice of the Launceston heads to auction

    A dual-tenant investment property in one of Launceston’s busiest retail precincts is heading to auction.

    No.6/139-143 Hobart Rd, Kings Meadows — home to healthy food operator Liv Eat and Bloom Nails & Spa — has been brought to market by CBRE and Elders Commercial Tasmania.

    CBRE associate director George Wilkinson said the property’s appeal lay in its combination of long-term security and income.

    “This property has broad appeal because it’s a dual-income, dual-tenant asset with very different investor drivers stacked into one lot,” Mr Wilkinson said.

    “The Liv Eat covenant, a brand-new 15-year net lease with options to 2061, annual CPI reviews — it’s the kind of long-WALE, set-and-forget income that suits SMSFs, passive private investors and portfolio investors chasing bond-like security.”

    Liv Eat, a Tasmanian-born operator established in 2006.

    It now trades across multiple stores and states and is part of the Banjo’s Group bakery cafe network, which operates more than 50 stores nationally.

    Bloom Nails & Spa holds a five-year net lease to 2030, with a further five-year option to 2035, providing what Mr Wilkinson describes as a flexible secondary income stream.

    Net income from the property sits at $162,781 plus GST, with both tenants responsible for usual outgoings including single holding land tax.

    Mr Wilkinson said he expected competitive tension from interstate capital on auction day.

    “I’d expect a great result given the long 15-year lease term and a national, expanding tenant — Liv Eat are now in 18 stores across four states plus airports,” he said.

    The property sits within a retail precinct anchored by Woolworths, Coles, Ampol, Amplifon, Commonwealth Bank and Toyota, serving a regional catchment of about 71,000 residents and a broader population catchment exceeding 230,000.

    Asked about the broader Launceston market, Mr Wilkinson pointed to recent momentum.

    “We’ve transacted a number of assets in Launceston this year, most notably the QV Tower in East Launceston, which received multiple offers from interstate investment groups at the campaign close,” he said.

    “Mainland investors are looking at Tasmania as a place to park capital given the strong-performing economy, and the ability to recover land tax, which is a large issue in Victoria.”

    He noted Launceston’s median house price had risen 12.9 per cent over the past 12 months to $745,000 as at July 2026, while Launceston Airport had posted its busiest 12-month period on record, with 1.4 million passengers — a 10 per cent increase.

    “Locally, both are signs of a market with genuine population and investment momentum behind it,” Mr Wilkinson said.
