    Tiny Abbotsford land parcel hits market for $600,000

    The land at 27 Russell St, Abbotsford, is about the size of two train carriages sitting side-by-side.

    An inner Melbourne concrete-paved land parcel roughly the size of two train carriages has hit the market with $600,000-plus price expectations.

    The 144 sqm Abbotsford site is slightly smaller than two side-by-side 75sq m X’Trapolis 100 carriages, widely used on the city’s railways.

    In comparison, the 27 Russell St address would fit into the MCG’s turf field more than 138 times.

    Vision Real Estate’s Frank Romeo said the vacant block’s price tag equated to in excess of $4166 a square metre.

    The land parcel is about 110m metres from Collingwood train station, within 400m of the Yarra River Trail and within 4.4 km of Melbourne’s CBD.

    Mr Romeo said he was expecting owner-occupiers to be among the main buyers to inquire about the block, zoned for commercial use, which has a water connection.

    The agency partner added that the lot could be used for an array of purposes including parking and storage, pending planning approval.

    The property is close to Collingwood train station and the Yarra River Trail.

    The 144sq m address has been in the same hands for almost three decades.

    It could also potentially be developed in the future, again depending on council approval.

    Mr Romeo said a now-lapsed planning permit had previously been greenlit to construct a four-storey building, including a half-basement and rooftop terrace.

    He said that a vacant paved site was a rare listing in Abbotsford and surrounding suburbs.

    The site is in a Commercial 2 Zone.

    The address has been held by the current owners since 1997.

    “It’s a great opportunity for someone to get into the inner metropolitan market in Melbourne at an affordable price,” Mr Romeo said.

    According to realestate.com.au, Abbotsford’s median house price is $1,272,500.

    Real Estate Institute of Victoria data from 2025 puts the wider Melbourne median house price at about $1550/sq m.
