Location, location, location. It’s perhaps the most important thing to consider when you decide to buy a property. But what makes a stand out location? We asked the experts what to look for.
“There are some suburbs on realestate.com.au that see very high levels of engagement. Typically, these suburbs have similar characteristics,” says Nerida Conisbee, chief economist at REA Group.
Mayfair’s central location means stunning city views.
“Buyers show strong preferences for suburbs with great retail, good schools and public transport. If a suburb has these, it will typically see more people looking at property and prices increase more than suburbs that are lacking one or more of these,” says Nerida.
Armed with this knowledge, we’ve identified a list of seven signs to help you decide whether your future home has a sought-after location.
Sign 1: You’re at the centre of everything
In Melbourne, a great location means being at the heart of popular spots such as the city centre, South Yarra or South Melbourne.
Mayfair is a short walk or tram ride to the CBD or river and it’s walking distance to the popular Albert Park Lake and the lush Royal Botanic Gardens.

Sign 2: You can shop – or enjoy art – ‘til you drop
For those who want to enjoy the good things in life, having a home that’s a quick tram ride or short stroll from the best art galleries and shopping meccas is a must-have.
If you want access to the latest exhibitions at the impressive National Gallery of Victoria or simply like to browse the back-to-back designer stores that line Collins Street, Mayfair is right for you.

Sign 3: Rooms with a view
The best locations have the best views, and in Melbourne that means having a panoramic outlook over landmarks including Port Philip Bay, the MCG, the Shrine of Remembrance, the city skyline and Albert Park Lake.
“Mayfair’s views are second to none with residents able to choose park views or bay views,” says Peter Kudelka, director of Kay & Burton.
Sign 4: Trains, planes and automobiles
Homes in the best location have easy access to public transport and freeways.
“St Kilda Road has easy access to trams and it’s pretty easy to get to the airport. Travel out of the city the other way and you’ll reach the coast and Portsea and Sorrento,” says Kudelka.

Construction of the new Anzac metro station is also under way– one of five brand new stations in central Melbourne, to be located on the Domain interchange, a short 5 minutes stroll from Mayfair.
The station will serve thousands of people every day, and support the continued growth of the area.
Sign 5: Café society
When it’s time for a caffeine hit, having an experienced barista within easy reach cements your home’s status. Being within walking distance to some of Melbourne’s most popular restaurants is also a plus.
Mayfair is a short walk from Kettle Black, one of South Melbourne’s most popular and fashionable cafés. For a quick drink or bite to eat, the award-winning Botanical and the Parisian-inspired Entrecote steakhouse and café are just down the road.
Mayfair’s location on St Kilda Boulevard ticks all the boxes when it comes to location.
Sign 6: School is on your doorstep
For families, the school drop-off and pick-up are an essential part of daily life. So having a school close by to take the pain out of the commute is a bonus.
Knowing your child is getting the best possible education in a school that supports their learning and personal development is also key.

“Melbourne Grammar School is directly opposite Mayfair, while MacRobertson Girls High School and Wesley College are a short drive away,” says Peter.
Sign 7: You have a famous address
In London it’s Park Lane. In New York it’s Fifth Avenue. Sydney’s most exclusive street address is probably the eye-wateringly expensive Point Piper or Darling Point.
“In Melbourne, St Kilda Road is the premier boulevard,” says Peter.
