Over the years, I’ve noticed that even small details can make a big difference when showing a home. Whether it’s a multimillion-dollar estate or a charming starter home, the way a property is presented can impact how buyers feel—and what they’re willing to offer.

Here are eight tips I’ve learned (some the hard way!) that can truly elevate a house showing.

1. Control the Temperature


This one is often overlooked, especially in vacant homes. If the house is cold, dark, or stuffy, it creates an unwelcoming vibe that buyers instantly pick up on. I’m convinced homes that feel uncomfortable sell for less. Aim for a comfortable, neutral 70 degrees—it’s the sweet spot where people can relax and imagine living there.

2. Light the Way to Happiness


Homes feel happiest when they’re bright and open. Open all the blinds, pull back the curtains, and turn on every light—even closet lights. Natural and artificial light together make a space feel alive. Buyers respond emotionally to light, and a happy home sells.

3. Pets Should Be Out of Sight (and Smell)


Even the friendliest dog or fluffiest cat can be a distraction. Some buyers are allergic or simply not pet people. Pet smells or hair can turn someone off in seconds. Best practice? Remove pets entirely during the showing.

Additionally, deep clean the carpets and upholstery where pet smells may linger to remove pet odors. While you may be accustomed to the scent, buyers may be turned off by it. Aim for a clean, neutral-smelling home for a stellar housing showing.

4. Tidy Up the Yard


Curb appeal isn’t just a buzzword—it’s real. A freshly mowed lawn, swept walkways, and clean entryways set the tone before the buyer even opens the door. First impressions matter, and a tidy yard says “welcome home.”

5. The Agent Should Arrive Early and Be Prepared


The showing agent should always arrive before the buyers to turn on lights, open doors, and make the home feel ready. They should also know the neighborhood highlights, schools, and recent comps so they can answer questions confidently and add value.

There’s no need to rush. This should feel like an enjoyable experience, not a transaction. Let buyers move through the home at their own pace so they can imagine their lives unfolding there.

7. Give Them Space


This is a big one. No one wants to be shadowed while walking through a home. A great agent will greet the buyers warmly, offer a quick overview, and then step back while remaining nearby to answer questions. Think luxury shopping—you want someone available but not hovering.

8. The Final Touches Matter


Fresh flowers, a subtle scent, soft background music—these things create a sensory experience that lingers. When done right, they add warmth and polish without being over the top. A stellar house showing is about creating an emotional connection.
