5 lifestyle features luxury renters are looking for in 2024

Premium properties are not just for home buyers – many renters are seeking luxury features that complement an inner-city lifestyle, and forward-thinking developers are delivering on this demand.

Build-to-rent developments often incorporate wow-factor offerings that suit high-end living, while maintaining flexibility and accessibility to luxury locations.

“One is security of tenure; build-to-rent tenants have the option of signing multi-year leases and don’t have to worry about having to move should their landlord sell up.

Here are five lifestyle features that renters seeking luxe accommodation are looking for in 2024.

1. Flexible arrangements

In the traditional renting model, there’s little flexibility on offer. Tenants agree to the advertised tenancy period, price and often don’t have the scope to make changes to the home without their landlord’s permission.

Renters in 2024 want flexibility along with a range of on-site amenities and a community focus.


At Home, lease periods can be negotiated from six months to six years with fixed rent increases available for multi-year agreements. Apartments can be either rented as furnished or unfurnished and tenants are allowed to make cosmetic changes to their space, including painting walls.

Prospective tenants can also skip open for inspections, which can be particularly stressful in a competitive market.

Home offers private one-on-one tours by appointment, at flexible times, catering to busy lifestyles.

2. Wellness facilities

Keeping fit and mindful is an important part of today’s culture but can also be expensive.

Residents at Home have access to a variety of wellness features including a yoga and Pilates room, state-of-the-art gym, sauna and pool, which provides convenience and cost-saving benefits.

Luxurious service offerings are something renters should be able to expect if they’re paying a premium for their apartment.

4. Central location

Luxury living is often synonymous with the inner-city, meaning no more long, tiresome commutes to get to work or socialise with friends. This makes a central location one of the key factors for premium rental properties.

Home has communities located in both Richmond and Southbank, which provide easy access to the Melbourne CBD and other inner-suburban hubs.

Trains and trams run from Richmond into the heart of the city, while residents in Southbank have the added benefit of being within walking distance to the CBD.

Luxury amenities and social activities foster connections among residents, from wine tastings to craft workshops.


5. A sense of community
